Walter Biel’s Marketing Plan Goals - To get as many qualified buyers as possible into your home until it is SOLD
- To constantly look for the best methods to expose your home to the potential buyers in the market.
- To assist you in obtaining the highest possible dollar value for your home with the least amount of trouble for you.
Overall Marketing Plan - Use Specific target marketing
- Use Coldwell Banker’s Marketing Team
- Use the internet to market your home
- Commit to working as many hours as necessary to sell your home
- Communicate weekly to keep you updated on marketing, showings and feedback.
Detailed Marketing Plan - Take interior and exterior pictures of your home (100-200) to be placed on MLS services, websites, brochures and flyers.
- Create virtual tour to be placed on FMLS and websites. Tour is a combination of 50 thumbnail and panoramic pictures.
- List your home on the First Multiple Listing Service (FMLS), Georgia Multiple Service (MLS) and the National Listing Service (NLS). Making it immediately available to agents. NLS is a service as part of my personal website. It puts your listing on over 700 other agent websites.
- Put 12 photos on FMLS, 16 photos on MLS. Virtual tour will also be on listing services. (# of photos are maximum allowed by services)
- Create brochure to be left at home for potential buyers. Brochure will contain all pertinent information e.g. Sellers Disclosure, Seller utility information, subdivision information etc.
- Create multiple page color flyer to be left outside of home.
- Place listing with multiple pictures, descriptions and virtual tour on major websites, Coldwellbankeratlanta.com, Coldwellbanker.com, Realtor.com, Gwinnettproperties.com, youratlantaagents.com
- Place “enhanced listing” of your home on Realtor.com (enhanced listings have 25 multiple photos, more detailed information about home and are viewed 20 times more than other listings).
- Place listing with multiple pictures on Craigslist, backpage, zillow, trulia, google and others. (As seen in my full presentation)
- Create I-tour on Coldwell Banker website (8 pictures with description).
- Send out “Just Listed” postcards to neighborhood.
- Listing will have its own web address e.g. www.youraddress.com
- Get flyers out to all agents in our office (approximately 65 agents)
- Have agents in office caravan home after sales meeting
- Follow up with agents showing your home for feedback. Real time feedback via email of all showings. Feedback form sent to showing agents and emailed directly to you giving you immediate feedback. Feedback form also has multiple photos.
- Review pricing and marketing plan and make adjustments as necessary.
- Ensure buyers are qualified when receiving an offer on your home.
- Present all offers in writing and give you proper counsel.
- Help you in the negotiation process, negotiating on your behalf.
- Handle all paperwork, work closely with closing attorneys to assure a smooth and on time closing.
Note: all photos, virtual tours and descriptions of listing are completely loaded on all listed websites within 3 days of listing agreement being input into Multiple Listing Service. |
